Ceilings are the one surface where the shape of the patch is more informative than its color. Water cannot pool on a ceiling, so anything growing there is being fed from somewhere specific — and the pattern points straight at which of three very different problems you have.

Get the pattern right and you know whether to call a roofer, a plumber, or an electrician to look at a fan.

Read the Pattern First

A defined patch with a tide line → water from above. Roughly circular, or running in a line along a joist, with a hard boundary and often a tan or brown edge where the water stopped and left minerals behind. Something above is leaking: the roof, or plumbing on the floor above.

Diffuse speckling with no hard edge → condensation from below. Spread across a broad area, heaviest in the corners and along the edges where the ceiling is coldest, and fading out rather than stopping. This is humid room air condensing on a cold surface. It is the pattern most often mistaken for something serious, and it is usually the least serious of the three.

A dense patch directly above a shower or bath → ventilation. Concentrated where the steam plume hits, sometimes with the fan grille itself ringed in growth. The extract fan is undersized, blocked, or venting into the attic rather than outside.

Along the top of an exterior wall, or in one cold corner → a thermal bridge. Missing or compressed insulation makes a cold strip that condenses before the rest of the ceiling does. Common at the eaves.

What Distinguishes a Leak

Two checks confirm it without going into the roof:

Does it track the weather? A roof leak worsens during and after rain and stays stable in dry spells. A plumbing leak upstairs is indifferent to the weather but may track use — worse after someone showers. Condensation tracks temperature and humidity, so it is seasonal, worst in winter.

Is the ceiling sagging? Press gently near the edge of the patch. Drywall that yields, feels heavy, or shows a visible bulge is holding water. That is an urgent structural and safety matter, not a mold question — a saturated ceiling can come down. Stop, keep people out from under it, and get it looked at.

Mildew or Mold, on a Ceiling

Once the pattern has told you the cause, the surface question is the same one as any painted drywall:

  • Mildew on a ceiling is flat, dry, powdery and gray, sitting on the paint film. It wipes off and stays gone once the humidity is fixed. Almost all condensation-pattern speckling is this.
  • Mold rooted in the board is darker, may feel damp, has irregular spreading edges, and reappears after cleaning. Almost all leak-pattern growth becomes this eventually, because the board has actually been wet.

The wipe test works overhead exactly as it does on a wall, with the obvious caveat that gravity is now working against you — wear eye protection, because debris comes down.

One Real Safety Caution: Old Textured Ceilings

Textured and "popcorn" ceiling coatings installed before the early 1980s may contain asbestos. Scraping, sanding, dry-brushing or aggressively cleaning one can release fibers into the room.

If your ceiling has a sprayed or stippled texture and the house predates the 1980s, do not disturb it to clean mold off. Have the coating tested first. If it comes back positive, the work belongs to a licensed asbestos abatement contractor — not to you, and not to a general mold remediation crew either.

Ceiling Tiles Are a Different Case

Suspended ceiling tiles are usually mineral fiber or cellulose — extremely porous, and effectively impossible to clean once growth has established. They are also cheap. Replace affected tiles rather than trying to treat them, and take the opportunity to look into the void above, which is where the actual cause will be.

A stained tile is also a useful pointer: because tiles sit in a grid, the wet one tells you fairly precisely where above it the water is arriving.

Fixing the Cause

Roof leak → roofer. Cleaning first is pointless; it returns with the next rain.

Plumbing above → find and fix the leak before touching the ceiling. Bathrooms directly above are the usual culprit, and the shower waste or the toilet seal are the usual points.

Condensation → this is an air problem, not a water problem. Raise ventilation, raise surface temperature, or lower humidity. Extract fans that actually run long enough, trickle vents, and keeping indoor humidity under 50% address it. Dehumidifier settings covers target levels by room.

Bathroom fan → check three things: that it runs for twenty minutes after every shower, that the duct terminates outside rather than in the attic, and that the grille and duct are not clogged with lint. Thermal bridge → insulation, at the eaves or above the cold strip.

When to Escalate

  • The ceiling is sagging, bulging or feels heavy — urgent, and a safety issue before it is a mold issue
  • The patch is larger than roughly 10 square feet
  • It is an old textured ceiling — test for asbestos before disturbing it
  • Growth returns after cleaning, meaning the source is still live
  • You cannot work out which of the three causes you have
  • There is insulation above the affected area that may be wet — wet insulation stays wet and keeps feeding growth long after the leak is fixed

The Short Version

Look at the shape before the color. A patch with an edge means something above is leaking. Speckling without an edge means the air in the room is too wet and the ceiling is too cold. A patch over the shower means the fan is losing. Fix that, and the growth stops being a recurring chore.
